住宅に関する賃貸vs購入についてのSuumoの講座を受けてみた

結婚して以来4年間ずっと賃貸に住み続けており、そろそろこういうこと考えないとなと思っていたので気になって立川のSuumoカウンターに話を聞きに行ってみた。以下その際に取ったメモ(正確でない内容があるかもしれませんがそこはご容赦を)

講座のスタイル

  • 講師1 対 生徒多 のスタイルを想定していたが、実際に行ってみると僕1に対してコンサルタント2という個別スタイルだった。

後悔しない住まい探しのポイント(ビデオ)

Web申込時にそれなりにヒアリング項目を書かされたが、当日も最初の10分程度は色々ヒアリングされた。 その後、一度コンサルタントの2人は奥に下がり、その間ビデオを見せられた。内容は以下。

  1. 要望整理の工夫
    1. 視野を広げて探す
      1. こだわりすぎると分譲住宅等の該当件数が0になってしまう
      2. 徐々に絞っていくこと
    2. 優先順位を明確にする
      1. 絶対に譲れない条件と「できれば」な条件を区別する
  2. 物件見学の工夫　
    1. 短期間に集中して見学
      1. 新築分譲マンション等はすぐに埋まってしまうので短期間で決めること
    2. 3物件以上を見学する
      1. 人間というものは3つ物件以上見ることで絶対に叶えたい要望に気づくことがあるとのこと

賃貸と購入どちらが得か

一般的には変わらないと言われているそうだ

  • 3LDK(+会社の家賃補助3.5万を考えた場合) = 11~12万くらい負担。
    • 11 * 12ヶ月 * 35(年ローン) = 4600万くらい。この程度の住宅購入と同じくらいと考えられる
    • 会社の家賃補助がずっと続くとは限らないし、この他に色々考慮する点はあるが、ざっくりはこう考えることができる
  • 正確な比較は具体的な物件を決めた上でFPにシミュレーションしてもらう必要がある
  • SuumoでもFPシミュレーションはやっている(無料)
    • ただし注文住宅 / 新築マンションを購入したい人向け

購入物件売却を考えた際に考慮しておくべき内容

  • どんな物件が売りやすいか？
    • 物件の場所による
      • ベッドタウンであればファミリー向けの広さが求められやすい
      • 都心だと駅チカが求められやすい
  • 誰が物件売却のエージェントになってくれるのか？
    • 地域の不動産会社に物件売却の相談をするのが一般的
  • 減価償却: 減価償却済みの物件は大抵売れない
    • 戸建て: 20~30年
      • 木造/鉄筋等により変化
    • マンション: 大抵60年

賃貸vs購入比較の際に考えておくべき事項

マンション購入時に確認/検討しておくべきもの

  • ローン返済後も支払わなければならないもの
    • 管理費
    • 長期修繕積立金
      • 最近のマンションだと↑で毎月の支払いに均されていることが多いが、古いマンションだと必要なときに都度、というパターンもあるので購入前に確認すること
  • 保険について
    • 地震保険とかは個人で入ってるケースが多い
    • それとは別にマンション全体で入っている保険もある(管理費から拠出されている)
      • 内容は購入前に要確認

戸建て購入時に確認/検討しておくべきもの

団体信用生命保険

  • 住宅ローンを支払っている人が死んだりしたら住宅ローン残高が0クリアになりますよ、というもの
  • 大手銀行で借りると保険金は住宅ローンの金利に含まれるケースが多いらしい
    • Flat35だと任意

(FLAT35とは)

  • 35年間金利が変わらない
  • 2018/12時点で金利1.41%
    • 変動金利だともっと安いがリスクあり

購入後の住み替えについて

歳を取ってから住み替える人のモチベーションはどんなものがある？

  • 階段の上り下りが辛い
  • セキュリティ(旅行等で家を空ける人)

どんな人が住み替えする？

  • 60代くらい
  • 戸建て→マンションが大抵

Recently I investigate Openstack for my work but I still don't know how Openstack components work together precisely. At the time, I found this link on a weekly news letter of this Openstack blog. The OpenStack Blog — Open Source Cloud Computing Software

You can find some kind of common infrastructure overview for Openstack. (I think it's more difficult to deploy Openstack software as same as the diagram in this article than understanding it because I think the current deploy tools is not mature. I want to know how to deploy Openstack to an environment as I expect!)

In addition, this is about Openstack VPNaaS with Opencontrail. I'm interested in Opencontrail but not in VPNaaS as of now so I didn't read it so much.

How to use Virtualenv

I came back to Japan and now work on SDN stuff. So I need to learn the Open stack, mainly Neutron which is written in python, using DeployPaste. I'm supposed to be familiar with python and relative things so at first I re-learned the virtualenv / virtualenvwrapper.

What is virtualenv / virtualenvwrapper?

Virtualenv enable us to have multiple python environments in a machine. We can run multiple python versions with different package sets.

Virtualenvwrapper is a wraper for virtualenv literally. This can be used under Linux environment.

How to install?

pip install virtualenv
pip install virtualenvwrapper

Usage of Virtualenvwrapper

Prerequisites
  • Setting up WORKON_HOME
mkdir ~/.virtualenvs
export WORKON_HOME=~/.virtualenvs
  • Read virtualenvwrapper.sh
source `which virtualenvwrapper.sh`
How to make / delete virtual environment
mkvirtualenv <env name>
rmvirtualenv <env name>
How to list virtual env names / how to enter(exit) a specified virtual env
workon  # list of virtualenvs
workon <env name> # entering virtualenv 
deactivate # exit from the current virtualenv
